With the rapid recovery of the housing market in Vero Beach, several regional and national builders, are building and selling new homes in more than a dozen subdivisions. Many builders that had subdivisions platted and improved before the downturn halted new construction as sales lagged in 2007. It is these partially developed subdivisions that are seeing construction resuming in lots that sat vacant while waiting for sales and prices to increase to the point that building was again profitable.

Ashley Lakes - DR Horton
Indian River County's Large Lot Community, only 5 miles to the Beach, 2 miles to the Indian River Mall and shopping, Estate Sized Lots with a minimum 30'in between Homes, Surrounded by Exclusive Upscale Communities. Sandridge public Golf Course is just to the north along with the Indian River County Fairgrounds.
Arcadia - Ryan Homes
Arcadia is a new subdivision just east of the existing community of The Willows both developed by Ryan Homes. The CBS homes are built on over sized lots to allow for a private pool.
Bella Vista Isles - GHO Homes
Bella Vista Isles is a revitalized community being completed by GHO Homes just north of the Indian River Mall. The community has a pool and includes lawn care in the HOA fees of $122/month. The single story villas are typically 2 bedroom, 2 bath CBS construction and 1600 SF with 2 car garage.
Berkley Square
Berkley Square in Vero Beach is a new community of homes being built by GHO Homes. The luxury homes will feature spray foam insulation, impact glass and upgrades through out as standard features.
Boulevard Village

4 Lakes
Is an all new community in the southern part of Vero Beach being developed by both GHO Homes & Lifestyle Homes. Only 58 home sites are available, most will have a water view. The upscale homes average 2400 square feet in finished area with a price range of $400,000 to $500,000.
The Enclave - DR Horton
The Enclave is a new subdivision being built in North Vero Beach by DR Horton. Homes will feature granite counter-tops, ceramic tile flooring and stainless steel appliances.
Gardens at River Grove
Is a centrally located small community of affordably priced new homes built by Proformance Construction. The subdivision has only 39 homesites and is a residential community meaning it has no pool or clubhouse, but does have very low monthly fees 0f only $56/month
Huntington Place
Is a revitalized community in the northwest part of Vero Beach being complete by Lifestyle Homes - known for their energy efficient and modern construction techniques. The gated subdivision has a pool & clubhouse.
Lily's Cay
Is located along scenic Indian River Boulevard on the east side of town with quick access to the island bridge & shopping. The luxury homes are being built by GHO Homes and are typically 2400 square feet under air and range in price from $400,000 to $500,000.
Millstone Landing
Located in Southern Indian River County - Millstone Landing is an established gated community with several lakes, mature landscaping, community street lighting, beautiful clubhouse with library, computer room, community swimming pool, club room with kitchen and a large fitness center. It is being completed by GHO, DR Horton & Lennar Homes.
Oaks of Vero
Is a gated community centrally located that is now being completed by Adams Homes. Several homes are currently under construction and will be available towards the end of the year. Current incentives include $1,000 deposit & closing costs paid by builder.
Orchard Park - DR Horton
Is a new Community in southwest Vero Beach being built by DR Horton. The CBS homes are 3 or 4 bedroom single story designs with 3 car garages on large lots. The residential community will not have any common amenities, but fees are only $38/month.
Orchid Cove - GHO Homes
Is a new Community on the barrier island just past the Wabasso Causeway (Hwy 510) being built by GHO Homes in Vero Beach. The luxury single story homes consist of 2 to 3 bedrooms, 2 to 3 baths and are 2000 to 2700 SF. A clubhouse with community pool are among the amenities and some docks will be available for boat access to the Indian River.
Segovia Lakes - GHO Homes
Segovia Lakes in Vero Beach Florida is a community of new homes being developed by GHO Homes. Located near 58th Ave and US Hwy 60 it is convenient to shopping and restaurants.
Serenoa
This maintenance free lifestyle community offers the security of a gated entry, community street lighting, and a clubhouse with a fitness center, large community pool, pool table and ping pong table. GHO Homes is finishing out the first phase of the community with 6 models ranging in size from 1,712+ square feet to 2,201+ square feet of living space. Stoney Brook Farm, a gated estate home community, is situated in a tranquil country setting on the west end of town and is being completed by GHO Homes. The Plantation-Style Clubhouse has a Grand Room with fireplace, fully equipped kitchen, card room, conference room, fitness center with men's and women's locker rooms, tennis courts, and a children's playground.
Timberlake Townhomes
GHO Homes is completing the Timberlake Community which has not seen any new building since 2008. The new construction consists of one story villas with either 2 0r 3 bedrooms and 2 car garage. Existing townhomes built in 2007 are typically 2 story homes. A small community pool, paver sidewalks and central lake are the amenities. Lawn care is included in the HOA fees of $122/month.
Venezia Estates
GHO Homes and VB Custom Homes are completing the Venezia Estates Community which has not seen any new building since 2008. The new construction consists of one story homes with 3 bedrooms, 3 baths and 2 or 3 car garage. The CBS homes are typically between 2200 and 2400 SF on large quarter acre lots.
Verona Trace
Lennar Homes is building one and two story townhome style attached homes to complete the Verona Trace community. Being on the west side of I-95, the location is ideal for commuting or visiting the outlet mall, but a bit remote from Vero Beach.
Waterway Village
Water Way Village in Vero Beach FL is a gated community built by DiVosta Homes. Construction in Phase 1 was begun in 2005 and continues in phase 3, the Lakes, now under construction. Homes are characterized by bright pastel colors, red tile roofs and paver drives and sidewalks
